The building at dusk

Talus Properties puts the building into the deal at what it paid, with no appreciation markup, so you buy in at the sponsor's price.

Talus Properties has about $1.2 million of its own money in, and it is paid on the same basis as every investor. There is no promote: no extra share of the profits, even after investors reach their target.

The offering models three cases: a 22.8% projected IRR in the base case, 5.2% if costs run 10% over and the sale price comes in 10% lower, and 34.5% if both go the other way. None is guaranteed, and the downside case is not the worst case.

How it works.

  1. Bought and underway. Talus Properties bought the building in April 2026 and has started interior demolition.
  2. Converted into 48 homes. Talus Properties builds and leases them up, then plans to sell or refinance, about 37 to 49 months from October 2026.
  3. Investors are paid first. Your capital comes back first, then an 8% preferred return, then profits are split pro rata, with Talus Properties on the same basis as you.

Timing and returns are projections from the offering's model, not guaranteed.
